Brentwood's dining scene has turned over faster in the last eighteen months than at any point I can remember, and the pattern is more interesting than the list. Six new food operators have opened within roughly a quarter mile of San Vicente Boulevard, against one significant closure, and the character of the corridor has shifted noticeably as a result.
If you are considering Brentwood as a place to live, this is the sort of detail that tells you more about a neighborhood's direction than any market statistic.
What has opened
Ggiata, 11640 San Vicente. The East Coast style Italian delicatessen opened November 17, 2025 in the Town & Country center. It is the sixth Los Angeles location and, unusually for the brand, the first with an actual dining room rather than counter service only. Open daily, 8am to 9pm.
La La Land Kind Cafe, 11698 San Vicente. Took over the former Coffee Bean & Tea Leaf and opened in November 2025. Founder Francois Reihani built the business in Dallas in 2019 around a social-impact model: the associated foundation funds paid internships, housing help and mental health resources for transition-age foster youth. This joins their Montana Avenue, Glendale and Grove locations.
PopUp Bagels, 11710 San Vicente. Opened the weekend of December 20, 2025 and drew hours-long lines through the debut. Worth noting these are a different company from Pop's Bagels despite the near-identical name, which caused some local confusion.
Perse, 11677 San Vicente, Unit 315. Persian fine dining with a full bar, on the third floor of Brentwood Gardens in a space converted from two former office units. Wagyu kebabs, saffron tahdig, Persian-accented cocktails, skyline views. It opened quietly in early 2026 from siblings Farinaz and Farbod Pirshirazi, who built their following with Toranj in Westwood. Perse is the more formal counterpart.
Neighborly, 11754 San Vicente. Opened publicly April 11, 2026, and the format is genuinely novel: one dining room serving four separate chef-driven menus, plus a market for prepared food and pantry staples. The four are Gaby Dalkin's What's Gaby Cooking, Mini Kabob from the Martirosyan family of Glendale, Questlove's Mixtape, and Palermo Pizza Club from Frank Pinello of Best Pizza in Williamsburg.
Sora, 908 S. Barrington Avenue. An 80-seat temaki bar that opened June 4, 2026 from Savta Hospitality, their second location after the Original Farmers Market original. A 36-seat wraparound hand-roll bar, a 32-seat dining area and a 12-seat cocktail bar, in light wood and cream marble.
Terroni, 155 S. Barrington Place. This one is in Brentwood Village rather than on San Vicente, and it is new as of July 2026. Southern Italian from Gruppo Terroni, founded in Toronto in 1992. Neapolitan pizza served unsliced as a house rule, fresh pasta, ragu-stuffed arancini.
What is coming
Montana's, 11920 San Vicente, targeted for early 2027. A speakeasy-inspired lounge and restaurant from the h.wood Group, the people behind Delilah, The Nice Guy and Harriet's.
Vui Ve, 1168 S. Barrington Avenue. Vietnamese, taking over the former Pita Bar + Grill, from owner Lanli Su, whose original opened downtown in 2020 with existing locations in Little Tokyo and North Hollywood. No date announced.
Forno, 171 S. Barrington Place. Gruppo Terroni's bakery concept, one block from their Terroni, liquor licence applied for. A single Toronto group anchoring two Brentwood Village addresses is a meaningful commitment to that block.
The closure that explains the most
A.O.C. Brentwood closed on August 1, 2025, after sixteen years on San Vicente. Suzanne Goin and Caroline Styne had run Tavern in that space before opening a larger A.O.C. there in 2021.
Their stated reasons matter, because they connect Brentwood's dining economy to something people do not usually associate with it. They cited the 2025 fires, the 2024 entertainment industry strikes, the pandemic and high rent together: "at this point, with this confluence of circumstances, continuing felt untenable." A.O.C. in West Hollywood remains open.
This is the fire's real effect on Brentwood restaurants, and it runs through the customer base rather than through the buildings. Brentwood did not burn. It lost a large share of the Palisades households who had been eating there.
The relocation story, corrected
There is an appealing narrative going around that displaced Pacific Palisades restaurants flooded into Brentwood after the fire. It is not supported.
There is exactly one verified case. Flour Pizzeria, at 11684 San Vicente. Owner Robert Flutie had already leased the space intending it as a second location with a July 2025 opening. When the fire destroyed the Palisades original, he accelerated the build-out and opened on February 14, 2025, running the business solely from Brentwood while deciding how to rebuild. Opening weekend included free pies for Palisades residents, first responders and law enforcement.
Every other opening on this list is a multi-unit brand expansion with no fire connection in any reporting I could find. Ggiata, La La Land, PopUp Bagels, Perse, Neighborly, Sora and Terroni were all coming regardless.
And in 2026 the current runs the other way. Palisades Village reopened on August 15, 2026 after a rebuild of more than $100 million, anchored on the dining side by a new Alphabet Bar and Grill from the h.wood Group. The same h.wood Group is simultaneously building Montana's on San Vicente. They are playing both ends of the corridor, which is probably the most honest read on where the Westside is heading: not one neighborhood absorbing another, but both rebuilding their own scenes at once.
Brentwood Country Mart
Worth addressing because it comes up constantly and there is bad information circulating. No new food or restaurant tenant is verified at the Country Mart. The current food roster is the long-standing one: Barney's Burgers, Caffe Luxxe, Farmshop, Frida Taqueria, Reddi Chick BBQ and Sweet Rose Creamery.
There is one confirmed new tenant, on the retail side: Orlebar Brown, the Chanel-owned British resortwear label, opened June 12, 2026. It is their fourth California location.
If you have seen claims about other new food arrivals at the Mart, check them against the Mart's own directory before believing them. A couple of widely repeated ones do not appear there at all.
Just over the line
The Win~Dow opened a Montana Avenue location in Santa Monica in May 2026, with an official grand opening on June 9. Flagging it as Santa Monica rather than Brentwood, because the distinction matters, but it is close enough to be part of the same eating radius. What the turnover actually means
Line up the addresses west to east and the pattern is clear. 11640 Ggiata, 11677 Perse, 11684 Flour, 11698 La La Land, 11710 PopUp Bagels, 11754 Neighborly, and 11920 Montana's signed for 2027. Minus A.O.C.
That is a corridor moving away from independent, chef-owned fine dining and toward multi-unit brand expansion and elevated fast-casual: bagels, coffee, delis, hand rolls, a food hall. Whether that reads as an upgrade depends entirely on what you want from a neighborhood. It is unambiguously more casual, more frequent-visit, and more family-practical than what it replaced.
For buyers, the useful signal is that operators with capital and multiple locations are choosing this stretch, and they do that when they believe in the daytime population and the household density. That is a vote on Brentwood's next decade, placed with real money.
